Notes from the Seller - This property has nearly 10 acres that have been farmed in the past and could be farmed again. Presently, there are brome and other grasses growing that will be mowed and not baled. There are two windmills on the property that haven't been used in 6-7 years since there hasn't been livestock. Both are still in working condition. The property line on the south and east is bordered by a tree row (numerous trees include oak, hedge, elm, mulberry, pecan, sycamore, cottonwood etc.), the south fence is maintained by both property owners and the east fence is maintained by the ATSF Railroad. The property line on the west and north is marked by Spring Creek. The driveway that goes north on the property is shared with a house which is over the hill to the north and maintenance is typically shared with those homeowners.There is a granary and 2 older buildings that have been used as garage and storage space and exist on the north and east side of the property. There is no electricity in them at this time. A small orchard with a cherry and chestnut tree and several decorative trees and include a couple of antique pieces of farm equipment border the driveway on the north. South of the driveway are lilac bushes and pecan trees. South and west of the house is a cinderblock horse barn with 3 stalls and storage space for hay, equipment etc. One of the things we liked best about this house is the fact that the garage is under the house and is heated and cooled, so when we got in our cars in the heat or freezing weather their cars were comfortable and clean.
During years 2008-2010 there were numerous updates: a new septic system was installed, new vinyl flooring in kitchen and bonus room, vinyl siding, sun-room was added, new air conditioning/heating unit installed in house and sun-room, new retaining wall, driveway, new bathroom tub and toilet, new roof and new tin roof on barn.
The country kitchen/dining room is big enough and has hosted many family events. The front room is large enough to handle a large get together as well. This house has been kept lovingly clean and maintained.
This property is located 5-10 minutes from both the cities of Derby and Mulvane. It is 15-20 minutes from the Wichita city limits. There is abundant wildlife to be seen and enjoyed on a daily basis. While you are close to town, there are no neighbors easily seen and it feels like country living. The train can be a distraction at times, but it is something that we had gotten used to and seldom noticed. *When there is extreme rain Spring Creek will sometimes run across the field on the west and the neighbor's field on the south but water has never been in the house or any of the buildings. The advantages of this property have far outweighed any minuses in the 40+ years we have lived there. A lovely place to live and raise a family, but as we age we are moving toward simplifying and downsizing our lives and this is just part of our natural progression.
